The problem

Attic insulation settles. The R-value settles with it.

Blown-in insulation does not stay where it started. It packs down over the years and loses R-value while you keep paying to heat air that escapes through it. Most homes built before 2000 were finished under R-30. The target today is R-50.

The cold floors and the draft you chase with a space heater are the symptoms. The cause is up in the attic, sitting lower than it used to. The free building assessment measures the actual R-value, finds out what is really up there, and shows you how far short it is.

On one Kelowna attic we brought the insulation from R-20 up to R-50 and captured $1,200 in rebates for the homeowner. Most top-ups qualify for the same programs.

Here is what that gap costs while you wait. An under-insulated attic lets 25 to 40 percent of your heating and cooling escape. If your bill runs $200 a month, that is $50 to $80 walking out the roof every month. The rebates make it worse. Most homeowners qualify for about $1,200 on this work and never claim it. That money is there every year until the programs close, and it does not roll over. Then there is the mold. An attic with the wrong temperature and trapped moisture gives mold the exact conditions it needs to grow. Remediation typically costs $3,000 to $10,000 in BC. Sealing and insulating the space removes the conditions that cause it.

When not to hire us.

We will tell you straight when spray foam is not the right call. A single room of foam in a batt and poly house will not give you the airtightness benefit. The air just finds the next gap. When a smaller job makes more sense we will say so. That is the whole point of the free building assessment.

Frequently asked questions

What does an attic insulation top-up include?
We add blown-in insulation on top of what is already there and bring the attic up to R-50, the target for this climate. Old blown-in settles and packs down over the years, so most attics sit well below where they should be. The top-up is the most common attic job we do and the one most homeowners qualify for rebates on. If the old insulation is dry and in good shape we top right over it. We only pull it out when it is wet, contaminated, or there is a problem underneath.
Do you check the attic ventilation too?
Yes, every time, before we add anything. Older homes often have blocked vents, missing baffles, or airflow that was never set up right. Pile new insulation on top of a venting problem and you can trap moisture and grow mould. We check the venting and correct it first, then we insulate. It is part of the job, not an extra.
When do I need spray foam in the attic instead of blown-in?
Most attics do not. Blown-in to R-50 is the right call for a standard vented attic. Spray foam is for specific cases like sealing the roof deck, new construction, or an attic where blown-in will not work. The free building assessment measures what is up there and tells you which one your attic actually needs. We will not sell you foam you do not need.
Are there rebates for an attic top-up?
Often, yes. Attic top-ups qualify for CleanBC and FortisBC rebates, and the average across eligible services runs about $1,200. We are HPCN certified, so we register the project and find every dollar you qualify for during the assessment, before any work starts. The rebate report is yours to keep no matter who does the work.
